Commercial property Maintenance – Joseph was a carpenter too

It’s nearly time for Christmas and we thought that this month we should stick to the festive theme. Everyone knows the story but naturally a lot more attention is dedicated to Mary and Jesus than the good, old Joseph. Not at our office, whilst we like Mary and Jesus we hold a special place for Joseph who was a carpenter just like us.

Property maintenance work must have been a lot harder in Joseph’s days with tools and materials being a lot less advance. Anyone who ever owned or renovated a period property knows how much harder and slower the process is. Here are a few examples:

  1. Sash windows are believed to have been used in British homes since the 1700’s and are found in a variety of properties particularly Georgian, Victorian and Edwardian period properties. It is important to regularly check sash windows to ensure they are still working properly, and do not let in draughts. Typical problems that you may find with timber sash windows include cracked or flaking paintwork; broken glass; timber decay; broken cords; and sticking windows.
  2. Plaster Mouldings have been used for centuries as a device to add interest to interiors. On top of their aesthetic uses, some mouldings were also used to protect the walls from furniture damage. If you are trying to add new mouldings to your home or restore ones which may have been lost in past renovations, you need to know what types of moulding may have originally be found in your home.
  3. Tiled floors in Victorian and Edwardian homes often need simple fixes to keep them well preserved. Traditionally, tile schemes were laid without grouting, butted hard against each other on a bedding layer. Over time, dirt and grit can become ground down between the tiles, or they can become loose or chipped. If one tile becomes dislodged, you will need to deal with it as soon as possible. As the tiles hold each other together, even a single missing element can cause the collapse of an entire area.

As the properties we look after these days are a mixture of period and modern we have to tend to a variety of features. Whilst we would use specialist contractors when it comes to listed properties we are able to maintain timber frames and tiled flooring where required.
