Property renovation; there’s no time like the present

Property renovation is one of those topics that, like the work itself, can be easily put off until tomorrow. With harsher weather conditions, winter and summer, taking a toll on building fabric and ever-increasing fuel costs there is no time like the present to look at what you can do to update and renovate your property.

What is renovation? The dictionary has two definitions. “To restore to good condition; make new or as if new again; repair.” And “to reinvigorate; refresh; revive.” When looking at the work you need to consider on your building it can break down into two categories. What needs doing to stop deterioration of the building? How can I improve my property, make it easier to use for you or your tenants, save money on fuel bills, or add value?

Work that needs to be carried out to keep the building in good condition is straightforward. Regular redecoration inside and out keeps wood and other perishable materials looking fresh but also preserves them, adding to the lifespan of fixtures and fittings. Checking roofs, particularly in Autumn before the bad weather arrives can mean a small repair rather costly major works later on. The same applies to utilities, water pipes and taps can gently leak for some time before the problem becomes a nuisance. Getting them corrected earlier rather than later saves money and potentially avoids a disaster. The safety aspects of keeping electric and gas installations up to date are obvious.

Renovations that modernise and improve a building are worth considering. In Autumn draughts become more noticeable and if cold air is getting in, warm air that you are paying for is getting out. Time to consider if you windows and doors need renovation or replacement. Adding extra insulation, or considering energy saving devices and lights are all part of an overall building renovation plan. Security and communications are yet another aspect that is worth looking at upgrading regularly. Security systems have advanced a lot over the last few years and you can have video surveillance around the clock sent straight to your phone or tablet. If you have an office or practice with wires in all directions your vital internet and phone lines are probably not working as well as they might. Having them tidied away behind conduits will make for a neater, safer working environment.

Lastly, if your building has changed usage recently you may need to consider any alterations that make it compliant with the Disability Discrimination Act.

A renovation of your building need not mean major upheavals and workmen on site for months at a time.
